It is true.  Summer starts July 5!!
and now it's almost time for the kids to start school!!
I am wading through all the new economic data. It's filled with good and not-so-good news but we still have low interest rates, a nice inventory and lower home prices!!  THIS IS A good time to buy!

And the bigger selection of homes on the market.
The Summer Real Estate Market is in Full Swing!
 
Recently our inventory in Kitsap county has grown to 2200 homes
which is 20% higher than it's been in the Spring months.
So the selection is greater but not in all price ranges.
Entry level buyers who are shopping under $250,000 looking at short sales and bank-owned properties can't take forever to make decisions.
There are some real values waiting for the right buyer and they can go fast.
 
In the month of June, 267 Homes were SOLD in all of Kitsap County,
from Olalla to Hansville to Seabeck.
 
In the month of May, that number SOLD was 252.
 
In the month of April, the number SOLD was 240.
 
So don't listen to the National News of Doom and Gloom!!
Our summer is here and it's still a consistent market for buyers.
 
For buyers it's good because we also have more inventory.
 
For you sellers, it's also good. It means people are still buying!!!
 
Let's look at the trends in price ranges:
 
June 2009 thru May 2010 latest available
 
 
Homes Priced $100,000 to $249,999 in Kitsap County:
 629 on the market; 119 sold
(46% of the sold homes)
This is a really interesting category when you see 629 homes in this
price range thisyear but only 483 June
 There are a lot more homes in this lower price range,
many of which are bank-owned properties/REO sales.  
Short sales are spread thoughout the system and aren't always as low in price as you may find in a bank-owned property.
 
Homes Priced $250,000 to $349,999 in Kitsap County:
427 on the market; 57 sold
(About 21% of the sold homes)
 
 
Homes Priced $350,000 to $499,999 in Kitsap County:
404 on the market; 38 sold
(14% of the sold homes)
 
 
Homes Priced $500,000 to $750,000 in Kitsap County:
214 on the market; 12 sold
(4% of the sold homes)
